WestWinds ECC Guideline
for Enclosed Structures
(Other than Additions, Garages,
Sunrooms, Enclosed Deck/Porches--refer to ECC Guideline for Home Additions for
application procedures)

This
Guideline is being established to formalize the long-standing unwritten policy
of the WestWinds ECC regarding sheds and similar enclosed structures within the
community.
Accordingly,
the following examples (not all-inclusive) of structures, temporary or
permanent, of any dimension and of any type of construction material (such as
wood, metal, plastic, vinyl, glass, composite material, etc.) are not permitted
to be built and/or installed (a) onto any home or garage, (b) on any
residential lot, (c) under decks and/or porches, (d) on stilts/posts, or (e) in
trees:
Sheds or similar types of enclosed
structures; Greenhouses; Pool Houses;
Dog Houses; and Children’s Playhouses,
Tree Houses, and Forts, whether
at
ground level or elevated above ground level, that include a roof and/or door
and
window openings. An exception is an open
deck-type structures which is
part
of a child’s swing set, which may be permitted if it meets the play equipment
guideline
and is approved by the WW ECC prior to installation (reference WW
ECC
Play Equipment Guideline).
NOTE: Applications for enclosed structures to be built or installed
under decks and shielded by lattice or similar type of material will be
rejected.
Exception:
The
following structure may be permitted if approved by WW ECC prior to
construction or installation:
Gazebos that are part of a deck or patio
congruent with the house may be permitted if they do not give the appearance of
a shed but rather resemble an enclosed sunroom primarily constructed of glass
windows/doors (or screen) and a roof, or are left open with a roof. The gazebo must not impact on neighbor’s
vistas and/or golf course view, and must architecturally match the design of
the house. The color and material of the siding and roof must match the
existing siding/roof color and material. If screened and built of treated wood, the wood must be natural or
stained (if stained, provide color sample). Color samples of all materials must be submitted with application
package, including a photo of the back of the house showing existing color
scheme. Reference the WW ECC Guideline
for Home Addition for submission procedures.
A WW Application Form, $150 review fee (no compliance deposit), and
requested information are to be submitted to the ECC.

VI, Architectural Standards, Section 1, Environmental Control Committee, item C:
The
Environmental Control Committee (“ECC”) shall have exclusive jurisdiction over
all construction (including original construction and any and all
modifications, alterations and/or additions thereto) and landscaping on any
portion of the Properties. Item D
states that the ECC shall also have exclusive jurisdiction over all
modifications, additions, or alterations made to existing Residential Units or
other structures and improvements made on the Improved Lots, Vacant Lots or the
Lawn and Garden Areas appurtenant to such Residential Units.
Exhibit
B, Use Restrictions, item 8:
No tent,
trailer, or temporary structure of any kind may be erected or placed on or
moved to any of the Properties without written approval of the Environmental
Control Committee, except a contractor’s shed or trailer, which is to be used
only during construction of the permanent improvements upon the Properties.
