Resale

Introduction

Upon selling your home within the Lake Linganore Community, you are required to order a resale package. Upon completion of this process, you will receive all relevant documentation to turn over to your buyer.

Process

Beginning September 4, 2007 the resale process will become automated. This will streamline the process and make it easier for realtors and owners to complete. The resale service will now be processed through CondoCerts, a national company that specializes in HOA transaction processing. PLEASE NOTE: After August 31, 2007, resale packages will be processed ONLY by CondoCerts. This service will no longer be available at the LLA office.

To initiate a resale order, go to www.condocerts.com. You will create an account that will contain all information related to the resale. You will be prompted to follow the process and provide information related to the subject property. Upon submission, this information will be sent to LLA to perform a compliance inspection. Payment for this service will be required upon requesting the resale package. Payment can be made directly to CondoCerts by credit card through their system.

One of two things will happen after this:

1. The property has no compliance issues. LLA will send this information to CondoCerts, at which time the realtor or owner will be able to receive their resale package.
2. The property has compliance issues. LLA will contact the owner to resolve all outstanding violations. Once those violations are reinspected and approved by LLA staff, LLA will send this information to CondoCerts, at which time the realtor or owner will be able to receive their resale package.
3. Residents that have any outstanding obligations to LLA i.e. unresolved compliance violations, unpaid membership dues, etc., will not receive a resale package until all issues are resolved.

Fees

The fee for a resale package is $79.00.

Turnaround Time

From the time you submit your request to CondoCerts, you should expect the turnaround time to be 3-5 business days.

Mortgage Companies

To receive a copy of the PUD questionnaire, you will now be required to use the CondoCerts process. The fee for a PUD questionnaire is $70.00. These are available immediately upon payment.
